Houston doesn’t freeze often, but when it does… it hits hard.
After the 2021 freeze, we learned that even one night of extreme temperatures can burst pipes, flood attics, damage irrigation systems, and create thousands of dollars in repairs.
As a Cypress homeowner myself, and after walking many clients through winter repairs over the years, I want to make sure you feel prepared and confident heading into this season. So I brought in Jeff Owens from Preferred Real Estate Inspections to break everything down into simple, practical steps for Houston families.
Whether you live in Bridgeland, Towne Lake, Longwood, Fairfield, Dunham Pointe, or anywhere across Northwest Houston — this guide gives you the essentials.

Start with the Basics: Exterior Pipes & Hose Bibs
This is the most common place pipes freeze and burst.
Here’s what to do:
• Turn off the main water line if you’re leaving town or expecting a deep freeze
• Open hose bibs to drain leftover water
• Place insulated hose bib covers (they’re only a couple of dollars)
• If you’re unsure, hire a licensed plumber to walk you through your setup
Repairs from burst pipes can cost hundreds or even thousands, so these small steps make a big difference.
⸻
Don’t Forget Your Irrigation Backflow Valve
That tall brass “bell” in your yard? It’s one of the most vulnerable parts of your system.
To protect it:
• Turn both valves perpendicularly to shut off water
• Use a screwdriver to open the bleeder valves and release pressure
• Add an insulated sleeve (many go on and off easily)
• Call your irrigation company if you’d like them to confirm your setup
A $10 sleeve can prevent a $300 backflow repair.

Pool Equipment Needs Winter Love Too
Houston pools are amazing — and expensive to fix.
Most newer systems have a freeze-protection sensor that runs the pump when temps drop. But older pools may not.
Make sure you:
• Know whether your equipment has a freeze sensor
• Run the pump continuously during freezing conditions if you don’t
• Keep your water and chemicals balanced
• Ask your pool tech to check your system before winter hits
Circulating water is your best prevention against freezing.
⸻
Check Your Attic Plumbing
Many homeowners never look into the attic, so pipes up there are often forgotten.
Here’s what matters:
• Exposed pipes should either be wrapped or buried below insulation
• Pipe wrap costs only a few dollars and is easy to install
• Plumbers and inspectors can safely navigate the attic and do a full check
• Exposed attic pipes were a major source of 2021 freeze damage
A quick inspection can prevent thousands in repairs.
⸻
Keep Heat Moving Inside Your Home
Your heater helps protect pipes — not just keep you warm.
During freeze warnings:
• Set your heater to around 65°
• Open cabinets on exterior walls (let warm air reach the pipes)
• Keep interior doors open so air circulates
• Don’t turn off your heater if you leave town
Warm air flow keeps cold pockets from forming inside walls and cabinets.
